Everything positive that you read about Panama is True. Excellent tropical weather, natural beauty and diversification, Beaches, Rainforest, breathtaking mountains in Boquete & Volcan, Low cost of Living , 40% - 50% less than U.S. & Europe, no tornadoes, no hurricanes, the US dollar based stable economy no exchange rates, they use George and Abe as their regular currency , and it is also true that there is a major real estate boom currently underway. Is it too late to get in on this, at groundfloor? Not at all. You do need to work with qualified licensed experts in showing you the groundfloor investment opportunities.

I myself recently bought a beachfront, oceanfront 2 bedroom condo in a NEW residential beach community that is still at PRE-CONSTRUCTION pricing , I actually bought six months ago at PRE-SALE PRICING; LOOK for PRESALE Pricing or RESERVATIONS ONLY, PRE-SALE PRICING in the properties search at ThinkPanama.com , for $284,000, today the unit is selling for $345,000 , that’s already $61,000 in the green and note- they have not started construction yet. Delivery is in 2010. By the way I am selling that unit; it is awesome location, Endless Pacific Ocean views from this 8th floor unit, I am selling for $325,000, that’s $20,000 below Current Developers Pre-Construction price. In my most conservative opinion that unit in this luxury beachfront community, once in construction and built will continue to go up in price, by 2010 delivery occupation date that unit will be selling at $425,000. And can easily rent for $350 per night, it has two master bedrooms.

The Groundfloor Business Opportunities featured in my blog will be even better, returns of 100% and 200% in less than 5 years. I don’t know any banks or investments that can offer this level of return.

I will be featuring Land Investment deals in the Azueros coast of Panama where you can buy 5,380 square meter beach community lots by putting down payments as little as $10,000 , the developer will finance the rest, monthly payments of est. $450, for 5 years, and guarantee a 100% return on your investment, that’s 20% return per year.

How safe are these Investments? And How do I know I will not get scammed?

Construction in PanamaThese types of Investments are very safe. These are Titled property deals, where you get Titled property in your name at purchase. In Panama by law, law 45, if you put a down payment on a property and you later change your mind and decide you do not wish to purchase, you are entitled to receive your money back. This should be clearly stated in the Promise to Purchase agreement that is signed by you as buyer and the Developer seller . As a licensed real estate broker I recommend placing deposit monies in an interest bearing escrow account. Here in Panama LAND AMERICA is the escrow title company we recommend. So yes, these business opportunities are very safe. The actual returns on investment are factors that no one can guarantee, but the BONANZA is now! And there are economic factors that will fuel it for the next five years.

Factors that fuel the current Panama real estate boom, and experts predict that these factors will continue to fuel the boom in Pan ama for many years to come. I’ll briefly touch on three factors:
  1. The Panama Canal and the $5 + billion expansion currently underway of the Panama Canal which will create jobs, commerce and wealth.
  2. The high cost of Living for retirees in the U.S. , Canada, United Kingdom and Europe. The fact is that the world population of people reaching retirement age is a phenomenon that is fast growing. Panama has all the conditions that are ideal for retirement, ranked one of the worlds top retirement destinations by Forbes magazine.
  3. Dictatorship of Hugo Chavez in Venezuela is creating a NEED for affluent Venezuelans to leave Venezuela, to secure their hard earned money outside of the country. Experts project up to 25,000 Venezuelans are looking to Panama as a possible safe haven in the next few years. This is fueling great demand for property in Panama.
  4. Tourism to Panama is also in full BOOM. Hotel rooms are in high demand, not enough hotel rooms represent an opportunity for Rental Property.
